Just be open and honest with your community. Start a forum thread (and pin it in announcements) letting everyone know what's going on. Let them know how you feel about the situation, what led up to it and why you need to step down as owner. Back up the new owner and if possible offer to stay on for a week or two to help others transition. You could become a lesser part of staff so that your regular members will still see your face around forum for awhile. Just because you are selling the forum doesn't mean you have to abandon it in that way.

Bring the new owner on board as a staff member a few weeks before the transition happens, so your community can get to know them before hand. That will lesson the chance the community revolts once the transfer happens.

I don't think that I could actually sell my forum as it's so much related to other things that I do. It would not make much sense if others came in and started talking about new things not related to our current theme. I think it will vary from one forum to the next though as to how forum ownership transfers are taken. Sometimes it will go well, sometimes it won't.

Ideally you will be able to sell your forum to someone that is liked very well by the forum audience and those people will readily adopt the forum owner as one of their own.
